Let Only Service
Includes:
12% (Inc VAT) of first years rent
9% (Inc VAT) per annum thereafter
• Agreeing the market rate, advice on refurbishment, guidance on compliance with statutory provisions and letting consents • Ensuring tenants and guarantors have signed all relevant paperwork
• Taking photos, marketing the property and advertising on all relevant portals, erect board outside property in accordance with Town and Country Planning Act (1990,) advise on non-resident tax status and HMRC (if relevant,) accompanying viewings, negotiating and agreeing a suitable offer • Collect and remit initial months’ rent and six week security deposit received
• Provide tenants with a copy of the Energy Performance Certificate • Provide tenants with method of payment for rent
• Drawing up tenancy agreement and prescribed information • Advise all relevant utility providers of changes
• Drawing up any rider to tenancy documents where needed • Deduct any invoices
• Arranging renewal contract including negotiating rent, drawing up and sending out new tenancy agreements to both landlord and tenant, re-issuing prescribed information where necessary • Carrying out the necessary paperwork to allow a change of tenant during the tenancy
Rent Collection Service
Includes everything in the let only service PLUS:
13.2% (Inc VAT) of first years rent
10.2% (Inc VAT) per annum thereafter
• Collect and remit rent on a monthly basis, unless another time frame has been agreed • Pursue non-payment of rent and provide advice on rent arrears action
• Agree collection of any shortfall and payment method • Make any HMRC deductions and provide tenant with NRL8 (if relevant)
• Deduct any invoices  
Full Management Service
Includes everything in the let only and rent collection service PLUS:
18% (Inc VAT) of first years rent
15% (Inc VAT) per annum thereafter
• Organising and coordinating all aspects needed before tenancy can start including EPC, gas safety certificate, inventory, check-in, cleaning, parking permits where needed and tenants keys • Arrange tenants security deposit, including registering landlord and tenants details with a government authorised scheme, protecting the security deposit, providing tenants with the deposit certificate and prescribed information within 30 days of the deposit being paid
• Undertake up to three property inspections per annum and notify landlord of outcome • Send out monthly statements and copies of invoices
• Deal with any maintenance issues that arise during the tenancy. Arrange quotes and instruct trusted contractors. Liaising with insurance companies and the local authority where necessary • Summary annual income / expenditure statements available on request
• Deduct any invoices • Submission of non-resident landlord receipts to HMRC
• Hold keys throughout tenancy  
Additional charges
Deposit registration (If required for let only / rent collection services) £60 for first year, £30 p.a. thereafter
Includes registering landlord and tenants details with a government authorised scheme, protecting the security deposit, providing tenants with the deposit certificate and prescribed information within 30 days of the deposit being paid.
