• Organising and coordinating all aspects needed before tenancy can start including EPC, gas safety certificate, inventory, check-in, cleaning, parking permits where needed and tenants keys | • Arrange tenants security deposit, including registering landlord and tenants details with a government authorised scheme, protecting the security deposit, providing tenants with the deposit certificate and prescribed information within 30 days of the deposit being paid |
• Undertake up to three property inspections per annum and notify landlord of outcome | • Send out monthly statements and copies of invoices |
• Deal with any maintenance issues that arise during the tenancy. Arrange quotes and instruct trusted contractors. Liaising with insurance companies and the local authority where necessary | • Summary annual income / expenditure statements available on request |
